Living in Futian

Futian is Shenzhen’s central business district and one of the most practical areas for people who want central access.

It works well for business travelers, finance and professional services, government/admin tasks, border convenience, and people who need balanced access across the city.

Best for

  • central business access;
  • professional services;
  • people with meetings across Shenzhen;
  • Hong Kong border convenience;
  • visitors who want efficient metro access;
  • hardware visitors who want to be near Huaqiangbei without living inside it.

Avoid if

  • you want a quieter residential feel;
  • your work is mostly in Nanshan or far west Bao’an;
  • you want maximum apartment value;
  • you dislike central-city density.

Housing style

Futian offers premium towers, older central apartments, serviced apartments, and business-friendly rentals. Location is valuable, but old-building issues are common in some pockets.

Commute logic

Futian is one of the best compromise areas if you do not yet know your final movement pattern. It is not always closest to any one supplier zone, but it often gives good citywide access.

Hardware relevance

Medium to high because of proximity to Huaqiangbei. Futian can be a sensible base for short hardware trips and investor visits.
